Jackson and Sons is top notch! We have used them for years and they and their technicians are are great at what they do. Had the pleasure of meeting Ricardo T. today to perform our bi-annual maintenance. We just got a new system a few months ago and can already tell the difference in our light bill and comfort level. House is a slab style house. Has a leak inside the wall behind the kitchen cabinets. Advised the customer that we don’t get into work like this.
Tech performed service on goodman package unit. Tech did not perform inside work due to customer not being at home during service. Tech left (1) 20x20x1 filter with pen and notepad on front porch. Found no other challenges at today’s visit.
Tech performed service on (2) trane split systems. Found burnt/inoperative uv bulb on upstairs unit. Replaced uv bulb after customers approval. Tech recommended installation of plasma air purifier. Installed plasma air purifier on downstairs unit after customers approval. Tech found 45/5mfd capacitor for downstairs unit to be reading weak. Replaced dual run capacitor after customers approval. Customer stated would like tech to come for all future maintenances. Delta t is within specification and customer is satisfied with today’s service. Found no other challenges at todays visit.
Tech replaced a manufacturer warranty heat exchanger. Secured air gaps, checked gas pressure and tested heat after replacement. System is back heating.
Performed CMA full service on 3 gas furnace a/c split systems. - There are 4 split systems at location, only 3 of the systems are under our maintenance agreement. - Split system #2 is under agreement with different company. -Split system #4 blowor motor capacitor rated 10 mf tested weak at 9.05mf. Capacitor is due for failure, recommend replacement of capacitor. - There is an estimate attached to this invoice for replacement of BLOWOR motor capacitor. - Gas furnace #3 cabnet doors are in bad condition and tech could not get access to evaporator coil due to door bolted to brace from ceiling and flute pipe in front of door. - All systems are performing and heating properly with a delta T of over 20 degrees. - Tech flushed drain lines and added condensate treatment tablets to drain pans. - All electrical components were within correct specifications. - Tech completed filter change of 2-20x25x1 filters. - FIKTER change not complete, tech will return with 3-20x25x1 filters and 1-14x14x1 fil

Tech washed and serviced unit and found no challenges at this time. Customer would to be noted to bring 20x24x1 filter next visit.
Performed ESA on one system, tenant had to leave shortly after techs arrival. Did not check delta t, completed maintenance. Found 7.5MFD blower run capacitor testing weak. Recommend replacing, made estimate. Unable to reach homeowner via phone regarding renewal and recommendation.
Performed ESA on both systems, found no challenges with upstairs system. Found condenser fan motor slightly over amping at oil pack, as well as weak 3MFD blower run capacitor. Recommended replacing these and provided estimate. Also found compressor to ohm in the yellow, informed customer. Both systems are heating and cooling properly at this time.

— Customer was not home upon arrival. The service disconnect box has a bolted lock equipped, prohibiting tech from shutting power off to service the equipment safely. Need to reschedule service.
{1968 Carrier Packaged Heat Pump - Chapel} — Tech found metal cap designed to shield the condenser fan motor from rain was insecure and making contact with fan blades during operation. — Noted motor lubricant accumulating on the underside of the motor and noted that the motor is open-winding on both ends. Motor shaft is not firmly seated and has a lot of play. Recommended replacing fan motor with correct model; customer opted not to replace at this time. — Customer authorized tech to re-secure rain shield to condenser fan motor and expressed interest in running the system until a major repair is needed. Customer acknowledged equipment age and condition and that this repair is not a permanent solution. System is operating normally at this time. Emailed bill.
